Sanders has a contract!

I am sooooooooo excited to announce that our second "flip", 5316 Sanders Rd, has a contract on it.  I have wanted to post this since the contract was executed but afraid to get to excited.  However, we have cleared home inspection and the first appraisal came back good.  Now we must await second appraisal and underwriting but the outlook is good.  I really have to admit that this house is amazing, but in this market was incredibly nerve wracking.  I KNOW beyond a shadow of a doubt that Troy and I's persistence at reminding one another to give it to God when we can't handle the stress any more and to be more than willing to pick each other up on the days that seem beyond stressful have gotten us to this point.  The Lord blesses us in more ways they we can imagine.  We are blessed to have a strong marriage and two amazing children. I am so happy to know that our family business venture is blooming.  Its still a young seed with lots of growing, but its growing and to me that says alot.  2011 will prove to be a new and different year from years past, this is true.  It will have lots of challenges and exciting times, but I am certain if we continue to work on ourselves and our family, especially in the way of spiritual growth we will continue to see the blessings.

We are well underway on our second flip.  This house was being rented by a CAT HOARDER, before we purchased it from the owner.  No lie the renter had chain locks on the bedroom doors to keep her children in the rooms, yet had holes cut between each room in the house that allowed the cats to run freely.  I don't get it at all. I will never understand it when people place animals before human beings.  I will not soap box about this I promise! What I do know is, we purchased the house for a great price and great location and have lots of confidence it will sell fast!

Buttontree Before & Afters

I finally completed the before and after photos for Buttontree Lane.  I can actually say we have sold and CLOSED on this property!  We actually closed the property  20 days from the execution of contract...amazing!!  These are the situations where you can really know its a God thing.  We prayed, worked and put our trust in him to achieve our goals and we able to conquer!  House #1 down, house #2 being rehabed...Thank you Lord for your kindess.

3001 Buttontree Lane Listed & Under Contract

We have completed our investment property!  Its is a beautiful home and has come out really well!!! Troy and his crew did a fabulous job!  I will do a seperate post of the after pictures for you soon.  Today I wanted to share with you our good news! We had some interest in the property this week before we offically put property up for sale. It was listed on Friday 8/13/10 and we had a signed contract by noon on Saturday 8/14/10! This is wonderful news!  Now we have to pass home inspection and underwriters!  We are coming around the bend and finalizing our first "flip." 

Buttontree Lane - Half Way There!

We are half way to completion on Buttontree Lane.  I say "we" like I have done something over there.  And I can honestly say that I personally have not completed any work at this property.  Troy and his crew, subs, etc deserve all of the credit.  We did sub out a good portion of the work, i.e. the roof, the pool, A/C.  We leave the experts to their fields and Troy fills in the rest! 

Paint is on the house!  The roof is replaced!

You can actually get a good picture of the backyard now.  There was a lot of work put in here with removing all the overgrown shrubbery, replacing fence panels, tilling the ground, installing 7 pallets of sod.  The slide will be removed from the pool deck before listing the house.  They aren't insurable, so it must go.

This is the kitchen.  Hard to believe, considering its condition before. Now its totally gutted and ready for tile, cabinets, etc.

Remember the Florida room wall to wall with junk?  This is it all cleaned out.  The panel walls are skimmed and ready for a coat of paint.

Here is the hallway bathroom.  The vanities have been removed, as well as the toilet and the dashing pink tub.

They guys are working hard at finishing the project.  As the days go on the budget gets closer and the ideas of what to do to the property are a flowing.  We continue to have a daily delima of where is best to spend our money and get the most return.  But overall it has been an enjoyable process... SO FAR!  Remember its not done yet!

Announcing!! ~ 3001 Buttontree Lane

We have purchased our first investment home!  In April we negotiated an agreement to purchase our own investment property.  Today, TrevTy Investments, Inc will have the offical title to 3001 Buttontree Lane.  We have broken this journey up into four parts.    Step one, acquire funds- CHECK!  Step two, acquire property- CHECK!  Step three, rehab of property & Step four, list & sell. We have sucessfully completed two of the required steps to completing this process of property investment!  We have learned this this is a journey and that patience is required. 

Here are some before's of the property.  I consider this house to be a diamond in the ruff!  It is a 4 bedroom 2 bath, 1858 sq ft, has indoor laundry, in ground swimming pool, one car garage and 2 car carport.  You may not be able to see its beauty from the pictures below however, there is LOTS of potential in this house.
